South Jordan offers a compelling mix of established east-side neighborhoods and the nationally-recognized Daybreak master-planned community on the west side. Daybreak has been named one of America's best-planned communities — with its own lake, TRAX station, commercial village, and miles of walking paths, it functions almost as a small city within a city. But South Jordan is much more than Daybreak. Key subdivisions include River Oaks on the east side, an established community with mature trees, larger lots, and proximity to the Jordan River. Jordan Landing is a newer mixed-use area combining residential with retail and dining. Welby on the south end has a more rural feel with larger lots and horse property. South Hills offers east-bench homes with mountain views, and The Boulders provides newer construction with modern amenities. Daybreak itself has multiple villages ranging from townhomes and cottages to estate-sized homes around the community lake. South Jordan is served by Jordan School District with strong schools throughout. South Jordan Middle School and Bingham High School are the primary secondary schools on the east side, while Daybreak has its own elementary schools and feeds into newer district schools. Bingham High School has a strong athletic and academic tradition. The district has invested in newer facilities, particularly in the Daybreak area, to match the community's growth. Recreation options are excellent. Daybreak's SoDa Row is a walkable commercial district with restaurants, shops, and community events. The Oquirrh Lake in Daybreak is a centerpiece for paddleboarding, kayaking, and walking the shoreline path. The Jordan River Parkway runs through the east side of the city with miles of paved trails. South Jordan City Park, Firmont Park, and the Veterans Memorial Park provide traditional park amenities. The Shops at South Town (bordering Sandy) and Jordan Landing provide extensive retail options. Pricing in South Jordan depends heavily on whether you're looking east or west. Daybreak townhomes and small-lot homes start in the $400s and run up to $900K+ for lake-adjacent properties. East-side homes in River Oaks and South Hills range from $600K to $1.2M. Welby horse properties can command $800K-$1.5M depending on acreage.
