Big lots and new master-planned living at the Point of the Mountain

Area overview

Bluffdale sits at the very bottom of Salt Lake County, where the valley pinches down to the Point of the Mountain between Draper and Riverton. For decades it was horse pasture and big lots along the Jordan River, and a good share of it still is — which is why it's one of the few places in the county where you can buy an acre with a barn and still be 25 minutes from downtown Salt Lake. Around 20,000 people live here now, roughly double the count from a decade ago, as master-planned communities on the west side have turned former farmland into one of the county's newest neighborhoods. A small sliver of the city actually crosses the line into Utah County. The city has two personalities. East of the Jordan River toward Draper and the old town center is the equestrian and large-lot side: ramblers and custom homes on half-acre to multi-acre parcels, the Bluffdale Old West Days rodeo grounds, and a rural feel that disappears the moment you cross into Draper. West of the river, Independence is the big master-planned community — townhomes, single-family homes, parks, and a town center built out through the 2010s and 2020s — along with Day Ranch and other newer subdivisions off Porter Rockwell Boulevard. Camp Williams, the Utah National Guard base, forms the city's southern edge, and the NSA's Utah Data Center sits on its grounds, which is Bluffdale's odd claim to national fame. Bluffdale is in Jordan School District, with Bluffdale and Mountain Point elementaries in town and most students going on to Hidden Valley Middle and Riverton High. The Jordan River Parkway trail runs the length of the city, and the Jordan Narrows at the south end is one of the prettiest stretches of the river. Bluffdale City Park and the Independence parks are the family staples, and Old West Days in August brings a rodeo and parade. The median price is around $750K, a blend of two very different markets: Independence townhomes and family homes run $450K-$700K, while east-side acreage and custom homes trade from $900K to $2M+. Homes average about 30 days on market, a bit slower than the county because large-lot buyers are a specific crowd. The commute is a genuine strength — 14600 South to I-15 puts you in Lehi's tech corridor in 10 minutes and downtown Salt Lake in 25-30, and the Draper FrontRunner station is five minutes away. If you want land, newer construction, and Jordan District schools without Draper's price tag, Bluffdale is the city I point to.

Lifestyle

Horse property along the Jordan River, the Independence master-planned community, the Jordan River Parkway and the Narrows, Old West Days, and a 10-minute hop to Lehi.

Frequently asked questions

Yes — Bluffdale is one of the best options in Salt Lake County for buyers who want land or new construction with a fast commute in both directions. You get Jordan School District, the Jordan River Parkway, the Independence master-planned community, and acre lots with horse property on the east side, all within 10 minutes of Lehi's tech corridor and 25-30 of downtown Salt Lake. The median is around $750K. The trade-offs are limited retail inside the city and a slower, more specific market for the large-lot homes.
