Holladay is one of the Salt Lake Valley's most desirable residential communities, known for tree-lined streets, generous lots, and a village-center atmosphere that feels intentionally curated. The city sits between Salt Lake City and Cottonwood Heights on the east side, offering quick access to both Big and Little Cottonwood Canyons for skiing while maintaining a distinctly residential, low-key character. The Cottonwood Mall area (now redeveloped as Holladay Village) has become the city's social center with upscale dining, boutique shopping, and community gathering spaces. Holladay Village combines residential and commercial in a walkable format that attracts empty-nesters and professionals who want convenience without suburban sprawl. Mt. Olympus Cove is the city's most prestigious neighborhood — custom homes nestled into the hillside beneath Mt. Olympus with dramatic views, privacy, and lot sizes that are increasingly rare on the east side. Knudsen Corner on the south end has established homes with mature landscaping and a neighborly feel. Holladay is primarily served by Granite School District, with some areas in Canyons School District. Olympus High School is the primary high school and carries a strong academic reputation with excellent AP and IB-level coursework, competitive athletics, and an engaged parent community. Olympus Junior High and several elementary schools (including Bonneville Elementary and Morningside Elementary) serve the city. The east-side schools in this area consistently rank among the top in the state. Big Cottonwood Canyon is Holladay's backyard playground — Brighton and Solitude ski resorts are 20-25 minutes from most Holladay neighborhoods. The canyon also offers summer hiking, Donut Falls (a family-favorite hike), and Silver Lake Boardwalk. Mt. Olympus Trail starts at the edge of Holladay — a strenuous but rewarding hike to one of the most iconic Wasatch peaks. Holladay Lions Park, Knudsen Park, and the Murray Holladay parkway provide in-town green space. The city's dining scene has grown significantly with Holladay Village — Franck's, Pago, and other notable restaurants make this a genuine dining destination. Pricing in Holladay reflects its east-side location and established character. Smaller homes and townhomes start in the $500s, mid-range family homes in the central neighborhoods run $700K-$1.1M, and Mt. Olympus Cove custom homes command $1.2M-$3M+. The Holladay Village area has newer luxury condos and townhomes in the $600K-$1M range. I've helped buyers who wanted the best of both worlds — mountain access and ski convenience combined with a walkable village center and quiet residential streets. Holladay attracts a discerning buyer who values quality of life over flash.
