Homes for sale in Vineyard, Utah

Utah Lake frontage and rapid development

Area overview

Vineyard is one of Utah's fastest-growing cities and one of the most exciting new-construction markets in the state. Situated on the shores of Utah Lake between Orem and Lehi, the city offers lakefront living, brand-new infrastructure, and a blank-slate energy that attracts young professionals and growing families. The most prominent development is The Paseos — a massive mixed-use community with townhomes, single-family homes, retail, and a future FrontRunner station that will make commuting to Salt Lake or Provo effortless. The Boulders offers a more traditional single-family neighborhood feel, Vineyard Grove provides mid-range family homes with parks and trails, Anderson Farms has a community-oriented layout with gathering spaces, and The Shore capitalizes on the city's proximity to Utah Lake with views and walking paths. Vineyard is served by Alpine School District, and the city has benefited from brand-new school construction to match its explosive growth. Lakeview Academy (charter) is popular with families, and the district has opened new elementary and middle schools in the area. Students feed into Mountain View High School or the new schools serving the Vineyard/Orem corridor. Because everything is so new, school facilities are modern and well-equipped — a real draw for families coming from older districts. The Utah Lake shoreline is Vineyard's signature amenity. The city has ambitious plans for lakefront parks, a boardwalk, and public beach access. The Murdock Canal Trail connects through the city for biking and running. Vineyard Beach Park and the developing trail network give residents outdoor options that will only improve as the city matures. The future FrontRunner commuter rail station will be a game-changer for the city's connectivity and property values. Pricing in Vineyard is competitive — townhomes and condos start in the low $300s, making it one of the most accessible markets along the Wasatch Front for first-time buyers. Single-family homes in The Boulders and Vineyard Grove run $500K-$700K, and larger homes in The Paseos can reach $800K+. I've helped several first-time buyers get into Vineyard when they thought homeownership was out of reach — the combination of new construction, future transit, and Utah Lake proximity makes it a smart investment. If you want to get in early on a city with massive upside potential, Vineyard is where I'd point you.

Lifestyle
