Homes for sale in Springville, Utah
Art City — historic Main Street, Hobble Creek Canyon, and a quick hop to Provo
Area overview
Springville calls itself Art City, and it earns the name — the Springville Museum of Art is the oldest art museum in Utah, the city hosts Art City Days every June, and the historic Main Street has the kind of brick storefronts and old homes that most Utah County cities bulldozed decades ago. About 36,000 people live here, tucked between Provo to the north, Mapleton to the east, and Spanish Fork to the south, right where Hobble Creek Canyon comes out of the mountains. For buyers who want a real downtown, a slower pace, and a commute under 15 minutes to Provo and BYU, Springville is the quiet answer. The city has three distinct housing areas. The historic core around Main Street and the museum is early-1900s bungalows and brick homes on tree-lined streets, many beautifully restored. The east bench toward Hobble Creek Canyon and the Mapleton line is larger lots, newer custom homes, and the best views in the city — this is where Springville's upper-end homes sit, often $750K-$1.2M. The west side, out toward I-15 and the Westfields area, is where most of the new construction has gone in the last decade, with two-stories and townhomes aimed at young families. Springville is in Nebo School District, with Springville High and Springville Junior High in town and a cluster of elementaries. The Clyde Recreation Center is one of the best rec centers in the county, and Hobble Creek Golf Course sits up the canyon in a setting that feels like a mountain resort. Hobble Creek Canyon itself is the city's playground — paved and dirt trails, camping, fishing, and a 20-minute drive to the Nebo Loop scenic byway. Bartholomew Park and Spring Acres are the go-to family parks. Like Spanish Fork, Springville runs its own power utility, which keeps electric bills lower than Rocky Mountain Power areas. The median price is around $495K, and homes average about 25 days on market. That buys a well-kept 4-bedroom on the west side or a restored historic home near downtown; east-bench homes with canyon views run higher. Springville has appreciated steadily as Provo and Orem buyers push south for more space, and I expect that to continue — it has the character, schools, and commute that people want, with prices still well below the north county. If you've been priced out of Provo or want something with more charm than a new subdivision, this is a city I love showing.

Frequently asked questions
- Yes — Springville is one of the most charming established cities in Utah County. It has a real historic downtown, the Springville Museum of Art, Hobble Creek Canyon and golf course out the back door, Nebo School District, and a commute of about 10-15 minutes to Provo and BYU. The median price is around $495K and homes sell in roughly 25 days. It's quieter and slower than Provo or Lehi, which is exactly why most of my Springville buyers choose it.
