Big lots and a small-town feel between Pleasant Grove and Orem

Area overview

Lindon is a small city — about 11,000 people — wedged between Pleasant Grove and Orem along the base of the Wasatch, and it has stayed deliberately different from both of them. While its neighbors built subdivisions, Lindon kept large-lot zoning across much of the city, which is why you'll still find half-acre and acre lots, horse property, orchards, and long driveways ten minutes from the tech corridor. The city motto is 'a little bit of country,' and for once that's accurate. The housing is split by geography. The east side above State Street and up the bench toward Dry Canyon is the large-lot residential core — mid-century ramblers on big parcels, newer custom homes with views, and the horse properties that make Lindon unusual in north Utah County. The area near Lindon City Center and the historic center has older homes on quieter streets. West of State Street, along Geneva Road and toward Utah Lake, is the commercial and industrial side, including a cluster of tech and corporate offices along I-15 and the Lindon Marina on the lake. Newer townhome and single-family subdivisions have gone in on the west side in the last decade, which is where the more affordable entry points are. Lindon is in Alpine School District. Lindon Elementary and Oak Canyon Junior High are in town, and most high schoolers go to Pleasant Grove High next door. The Lindon Aquatics Center is one of the best outdoor pools in the county, Lindon Days in August is the community celebration, and the Dry Canyon trailhead gives direct access to the Bonneville Shoreline Trail and the mountain. The Lindon Marina is one of the few places on Utah Lake with a beach, boat launch, and rentals. The median price is around $700K, which reflects the lot sizes more than the homes themselves — you're paying for land. Homes average about 28 days on market, a little slower than the county because the buyer pool for large-lot property is more specific. Newer west-side townhomes start in the $400s, established bench homes on half-acre lots run $650K-$900K, and acreage with a custom home or horse setup goes $1M-$2M+. I bring buyers here who want the lot and the quiet of Alpine or Mapleton but need to be ten minutes from a Lehi or Orem office, and most of them didn't know Lindon existed until I drove them up the hill.

Frequently asked questions

Yes — Lindon is one of the best-kept secrets in Utah County for buyers who want space. It's a city of about 11,000 with half-acre and acre lots, horse property, Alpine School District schools, and a location ten minutes from both the Lehi tech corridor and Orem. The median price is around $700K, which mostly reflects lot size. The trade-offs are limited inventory, very little in the way of retail or nightlife inside the city, and a slightly slower market for large-lot homes.
