Summit County is the mountain-resort side of my business. It sits over the ridge east of Salt Lake County — 35-45 minutes from the Salt Lake City airport via I-80 — and is anchored by Park City, Deer Valley, and the Snyderville Basin communities around Kimball Junction. About 45,000 people live here year-round, but the housing market is shaped as much by second-home buyers, ski-in/ski-out demand, and nightly-rental investors as by local families.\n\nPark City is the historic mining town turned resort town, with Main Street, the Sundance Film Festival, and Park City Mountain (the largest ski resort in the United States) at its doorstep. Deer Valley is the luxury, ski-only resort on the south side of town, with the Deer Valley expansion adding thousands of new acres and a new base village. The Snyderville Basin — Kimball Junction, Pinebrook, Jeremy Ranch, Silver Springs, Promontory — is where most full-time residents live, with more attainable pricing, the county's retail hub, and the quickest access to Salt Lake. The Canyons Village area and Empire Pass are the newest luxury resort neighborhoods.\n\nPricing is in a different league from the rest of Utah. Park City's median is around $1.85M, Deer Valley ski-in/ski-out homes routinely trade from $3M to well past $15M, and even condos in Kimball Junction start in the $600s. Summit County's property-tax rates are among the lowest in the state, but the county also distinguishes between primary and secondary residences — second homes do not get the 45% primary-residence exemption, which roughly doubles the bill.\n\nWhat makes this market different: nightly-rental zoning varies by neighborhood and HOA, elevation and snow load affect building and maintenance, water rights and wildfire mitigation matter on larger parcels, and much of the inventory is condos and townhomes in resort associations with meaningful dues. Park City School District is small and highly regarded. If you are buying for your family, as an investment, or as a ski retreat, I can walk you through which neighborhoods fit each goal.
